The challenge
Provided ongoing financial modelling and managed FP&A support for British Land, helping to manage the financial performance of the Canada Water masterplan and wider development portfolio. Enabled confident investment decisions through robust modelling, regular actualisation, and reliable KPI reporting.
What we did
We provided ongoing, managed FP&A and financial modelling support, embedding closely with British Land's team to:
- Build and maintain financial models for Canada Water and other development and investment appraisals, giving the business a single, trusted source of truth for scheme economics.
- Support use-type decision-making, modelling the financial implications of different mixes of residential, commercial, and other space so the business could weigh trade-offs with clear numbers behind them.
- Run monthly and quarterly actualisation, keeping models current against actuals and giving management an accurate, up-to-date view of scheme and portfolio performance.
- Maintain KPI monitoring, tracking the metrics that matter to both management and shareholders throughout the development lifecycle.
- Support shareholder reporting, ensuring the numbers feeding external communications were consistent, well-documented, and defensible.
The outcome
British Land gained a dependable, continuously maintained modelling capability across its development and investment activity - one that kept pace with a live, evolving masterplan. This gave the business:
- Confidence in the numbers behind major use-type and investment decisions.
- A consistent, up-to-date view of performance through disciplined monthly and quarterly actualisation.
- Reliable KPI tracking to support both internal management and shareholder reporting.
